Myth #1: “Every Lake Home Costs Over a Million Dollars”

This is probably the biggest misconception I hear.

Yes, East Tennessee has spectacular luxury waterfront estates worth several million dollars—but that’s only part of the market.

Depending on the lake, buyers can find:

  • Interior homes with lake access
  • Homes with seasonal water views
  • Waterfront condos
  • Smaller waterfront cottages
  • Luxury estates

There are lake communities with homes under $800,000, while others cater to luxury buyers. The beauty of East Tennessee is that there are options for many different budgets.

Reality: Lake living isn’t reserved exclusively for millionaires.


Many buyers moving to East Tennessee ask about hurricanes, tornadoes, and earthquakes.

The reality is that East Tennessee is considered one of the lower-risk areas in the country for major natural disasters. Hurricanes lose their strength long before reaching us, and while tornadoes and small earthquakes can occur, they’re extremely uncommon and typically much less severe than in other parts of the U.S.

Like anywhere, we get thunderstorms, heavy rain, and the occasional “southern winter storm“—but widespread natural disasters are not something East Tennessee residents typically worry about.

Reality: No place is completely free from severe weather, but East Tennessee is known for having a relatively low risk of major natural disasters, making it an attractive place to call home.

Myth #3: “The Lakes Freeze Solid Every Winter”

It happens in northern states.

Not here.

Our lakes may develop a thin layer of ice in small coves during unusually cold weather, but the main channels do not freeze solid.

Boating, fishing, and lake views continue year-round.

While summer gets most of the attention, lake living doesn’t stop when the weather cools down. Many homeowners enjoy the quieter pace and beautiful views throughout the off-season.


Myth #4: “Lake Homes Are Impossible to Insure”

Insurance is absolutely available. This is East Tennessee, not Florida.

Many lakefront homes in East Tennessee are built well above normal lake levels and are not located in high-risk flood zones.

Myth #6: “You’ll Be Replacing Your Dock Every Few Years”

A quality dock is built to last.

Buying a well-built dock often means years of simply enjoying it rather than constantly repairing it.


Myth #7: “TVA Can Walk Into Your Backyard Anytime They Want”

This is a common misunderstanding.

The Tennessee Valley Authority manages the shoreline surrounding its lakes, including what’s known as the TVA shoreline easement or managed shoreline area.

That doesn’t mean someone is randomly walking through your property.

Instead, TVA oversees shoreline improvements like docks, retaining walls, erosion control, and vegetation management to protect the lakes for everyone.

Understanding these rules is part of buying a lake home, and they’re usually much less intimidating than buyers imagine.
