Lakefront means the property directly borders the lake — you have shoreline on your lot. These are the most sought-after listings in the East Tennessee market because:

  • You own right up to the TVA’s public shoreline management zone

However, lakefront homes come with some extra layers:

  • You’ll need to follow TVA rules (e.g., 20-foot wildlife corridors, dock size limits, setback restrictions)
  • Not all lakefront lots are dock-permittable — especially in environmentally protected areas
  • Floodplain zones may apply depending on elevation

Lake access homes are near the lake but don’t directly border it. They typically come with:
